so far every other cool sounding house mod was filled with OP weapons, kinda ruined the feel of the game for me. This however is more like what I want in a starting house.

Holy smokes, I've been using this ever since I got the game, and I haven't gotten around to endorsing. Sooo sorry......
Anyway, I think it's really well done. It's simple, but there is what you need. You've got to stock the shelves yourself, which suits me fine. And it looks as if it belongs there. Also goes well with companions.
But they always enters via the bed, while I use the door!!
Has anyone else dirty boots on the bed?

Much better than the Lucky 38/Novac, although it'd be good if the underground room was a bit bigger.
