Continuous fps drop on one building

During the patch of 1.3 hit in fallout 4, I got CTD instant as I load the game and my only solution was to remove all my mods which is sad honestly, I love what I build in my settlement and I saw the performance improved without mods(reaching 55fps+ before it was 20 or 30fps). Instead I just load one by one mods of which conflict the most while using "LOOT" Mod to help me organize my plugins in hopes to find (just gatling laser overhaul and light increase also leave some because most of them conflict my existing mods that I am interested with)

Finally, I was able to loot most of my favorite mods however there was one single problem that I have to face with. Is that one building that lags so much as I was mindblown, how the hell does my fps goes from 40fps+ drop to 20below fps?The more I stare at the single place it will drop 15fps- leading to CTD, I thought it was because of lights but it was actually my OCDecorator that is lagging me all this time (i think?) but I still somehow lag in that special corner only(30fps when remove most of it)

I actually don't know why it lags in that spot only and it was a perfect spot for restaurant too where it is connected to a tree with a strip club( ͡° ͜ʖ ͡°)t but seriously, just for entertainment. This is my first time using a lot of mods in a game without NMM or MM, manually installing with "Loot"

Is there way to solve this without removing any of it in one building? (removing ocdecorator items placed still lag...wtf)

yaya low specs sue me finished the game anyway. I was born in the lag, moulded by it. I didn't see the 50fps+ until I was already a man.

4GB. That's probably your issue there. I remember playing Skyrim on my old rig which was about 13 years old and had similar specs. I had a lot of trouble after I introduced a lot of mods.

Those drops are in the game in strange places. My rig can average 59fps at 4k but in some places drop to 30. For example at Egret Tours Marina the side of the buildings close to the bridge I get a constant 60fps. If I go to the other side were there is nothing I get 30. I don't get low frame rate where you think I should like in the middle of Boston.

When I test at lower resolutions(1440) the drops go away. There is no stress on my video card at 1080 or 1440.

I would not like to play this game with less than 8gb ram & 4gb vram.

At every resolution I have tested the game uses 3.8 gb ram & 3.5 VRAM max & that is with no textures added. I will need more than 8gb ram if I mod it like I did Skyrim.

Ugh damn =L
So I don't have a choice but to buy new ram card. This is my first time that I play one of their bethesda's game and first game that requires 8gb ram, I was like "nah bs" because most of my games I had are 4gb or less and not 4gb higher. I really like building this guess I have to use my pocket money lol
