Lag after zoning

Love the game and I am running at High Graphics settings but increasing all the settings on the first advanced tab to max and the second tab as is.
Things run GREAT until I go into some buildings such as the warriors guild, well the new name and then when I zone outside again everything gets real laggy and graphics look super low level.
I have to save the game and then get back in and all is fine until I zone into some other place and come out again. It doesn't do it all the time such as I did two dungeons and they did not cause this but a few buildings have.

I began having this problem after 10 hours of play, upon initiation into the Companions. After zoning back into the guild I went from 35fps down to 10fps for 45 seconds - then it resolved itself. Zoning back into the city repeated this issue, as did fast-traveling outside of town. A reboot fixed it, but eventually it comes back after a few hours of play. No clue what is going on, I hope they patch soon!

I also have the dam problem, it runs perfectly fine on ultra then when I change zones -always from interior (dungeon) to exterior (world) I get a massive lag spike that makes the game totally unplayable. During the lag spikes, I can enter the exit menu with no lags at all.

A few texture mods ( furniture, barrels, vert's flora), large memory aware mod, xbox360 quick button mod. No fxaa inject or any non-vanilla graphic enhancements.

Same problem where game which was previously running smoothily for hours on end now suddenly drops to 1 or 2 fps after zoning. It happens randomly and it only started for me since the 1.4 patch.

Only workaround I have found is to alt + tab out of game and alt + tab back in and the lag dissappears.

Starting to get really annoying now as I'm having to do that almost every time I zone into a building or back into the open.
