I could lend my hand to you, but I'm afraid if I'll use game's source (by working with quest instances) it would screw up whole work, because I have non english version of game (due to this my CK spawns tons of errors on load, i.e. my strings looks like this and causing commotion of CK in matching). Maybe ingame they will be replaced by local strings, but I'm not so sure about this.
About challenging Farquar - it isn't complicated part, I think. For this demand you can use <DGIntimidateQuest>, just by tweaking dialogue and <SetStage> of your own quest at the end.

I do not have time in my life right now, but my college class will be ending this week, so I'll start looking into this more then

Ok, sorry to interrupt, just thought I'd post a few things about mod of the mod I'm starting to work on, not sure how far I will get, I have changed 2 followers races to Khajit and Argonian.
Planning on moving whole location to outside Mixwater Mill on the edge of the hot springs and renaming it to Hotsprings Spa.
On first arriving at the location the player will find Leah and Farquar arguing about how he cannot rescue 3 employees of the spa who have been kidnapped by bandits, at this point the interior is a shambles with only a few usable beds and a cooking pot. Leah gives quest to rescue 3 former employees at Uttering Hills Cave.
Once quest is completed Leah offers to make player partner in the Spa if player offers to pay to fix the place up, upgrade fixes interior with only hot tub and rest of beds and kitchen restored.
Leah then laments that the bard has wandered off to Markarth and business would be better if the player could go retrieve him. The Bard is in Markarth staying at the Silver Blood Inn, but refuses to leave unless you can convince the love of his life, a priestess of Dibella, to go with him. The priestess will agree if the player offers to pay for the installation of an alchemists table and garden, oh and an Arcane enchanter for the bard. This will finish inside furnishings with the Dibella statues and Shrines of the 9, also adding a garden(possible Tytanis mod garden.) and the Priestess acting as an Alchemist merchant and the Bard as a Mage merchant.
A parallel quest will be offered by Farquar to ask Gilfre to turn the abandoned bunkhouse into a stables, Gilfre(of mixwater Mill) will agree if the player can convince a Black smith to move into the area and she knows of 2 apprentices who might be ready to set out on there own, one male and one female.I haven't decided where to find either one yet, but either one will agree if you offer to pay for the blacksmith upgrade, this will unlock the blacksmith upgrade as well as the practice dummies and the stables with a male and female bossmer who can sell a horse and a dog, also a wagon near the stables driven by Maiq the Liars brother( Khajit knows all the shortcuts reducing travel times and making the basement unnecessary also has same dialog as Maiq making travell entertaining.)
To make up for fewer workers at the Hotsprings luxury suite allow for more followers to be invited to "work" from therefrom 3 to 6.

That is very ambitious. I would suggest that you make a plan for incremental development - choose just a simple subset of your idea that would work stand-alone, implement and test that, then gradually add more features and more complexity in a planned way.

He's right. But if you do it, more power to ya! I may suggest trying to move it first, to see if it breaks anything, like customers. I successfully modded the map marker and name without incident, but that's nothing compared with moving the building.
You do know Leah IS the bard, right?

Ok I'm working on moving the building, had it moved once but it looked like crap with lots of things just floating in the air so haven't play tested it yet. I haven't even begun to look at making quest objectives and getting things to show up only when quest is completed. I'm also still having trouble getting the head coloring on the two NPC's I converted to Khajit and argonian to match the rest of the body, think it's a problem with the mods I have running already.
@PlasmaJedi, oops I thought Leah was the Tavern owner or something, I'll probably change most of the names anyways just to try and avoid conflicts.
@Oldmans beard thanx for the advice, if I get any thing at all working I'll let you know, and send you any files you want , this is after all your baby.

Well, I've made a start on constructing an ownership quest add-on mod in the CK.
I'm making it so that if you load up a game where you have already taken possession of the Suite, the quest drops out immediately and has no effect; otherwise it starts up and puts some objectives in your journal in the usual way. That much is tested and working.
Specifically, it drops out if any of the following is already true when the game loads:

Great! I'm going to dig into some CK soon, but I wanna enjoy the game a bit, after college ended
I always seem to wander about the suite and NEVER play anymore!!
But yeah, great idea! I'll definitely try using it. BUT, I really think we may want to personalize it so we don't get confused who's is who's. I'll think about that.
It would be better altogether if they were the SAME mod, on the Nexus, but different editions, so when someone goes to install another one, NMM's update function will swap em out perfectly.
That's just an idea. But for now, my Suite Kittens are mewing for me to take them on an adventure! How can you say 'no' to that? (^_^)

Disabling the seven residents is no problem, I have had that working. When it comes to enabling them again, it gets interesting because there needs to be a decision male or female, Beauties or Beefcake. The player will need to choose somehow, during the quest. It might even be possible to choose a mixture and that might please people who ask for mixed Suites.
I think there's going to be a problem with locking the doors for the duration of the quest if Rip's Classier is installed. Not sure about this yet.
