CTD when near Dustman's Cairn

TES V: Special Edition on PC

So I tried to progress the questline for the Companions and as I am making my way towards Dustman's Cairn I instantly crash (as shown in the Imgur images). I can't get anywhere near the entrance... I tried teleporting to a different place then trying from a different angle to approach the place and it still prompts a CTD.

What I have tried so far

Disabled SOS -> CTD

Disabled Immersive Creatures -> CTD

Disabled Vampire lord -> CTD

Disabled Enhanced 3rd Person Camera -> CTD

It also appears that this is the only place I ever had CTD. The current character is level 34 and I only had 1 CTD early in the game around level 12, since then not a single crash until now!

Another note is that if I load into the game and stand still I am able to move my camera around and open the map to teleport away from that region, for example to Whiterun, and I am freely able to move and never get a single CTD. However, if I load into the game near Dustman's Cairn and move just one step forward I instantly CTD. Lastly, it appears when I approach Farkas and/or he approaches me that's when the crash ensues.
