Crashing when entering/getting close to Vault 88

[Alekcake]

This has been happening for a while, but usually was able to get around it by alt-tabbing while loading into the vault. Weird, but it worked. But all of a sudden, trying to fast travel to Vault 88 causing CTD after a bit of loading. Here's our load order for reference.

Here's the problem, even uninstalling all mods and trying to load into vault 88 STILL crashes. Is vault 88 permanently broken, or is there any idea anyone has to fix our save file? Tried fallrim resaver to no avail.
