Another Dawnstar Crash Thread

So I'm crashing when I get close to Dawnstar I've traveled to all the other hold capitals to make sure it wasn't just Dawnstar and it is. I've tried turning every mod off still crashes, tried unistalling graphic mods still crashes, tried verifying game cache still crashes. I've even disabled every mod started a new game and ran to whiterun to use the carriage and it still crashes. What in the world can I do to fix it? I really don't want to re-install the game.

Edit: I have been able to get really close to town via the water route, eerily inching into town just in time to see all the LOD textures load out and the near textures load in, that's when it seems to be crashing.

Did you uninstall the mods or just deactivate the esps?

Both. I've pretty much given up on Dawnstar at this point. I just can't seem to load the cell without crashing.

 

Edit: Reinstalled the game and all my mods. Loaded the save and everything is peachy now. Must have been some spawn issue.
