CTD's when entering near a city proper (like Riften)

So I finished modding Skyrim and everything is working as it's intended.. until I reach a vicinity of a town. First got the CTD while I'm approaching a town like Riften, near the watchtower to be in fact.

 

I already tried:

• deactivating town mods/location mods
• restarting the .ini files

I'm not sure what's happening, but I guess I'll post my load order here to get a diagnosis as well on how well I did my modding for this. But so far my only issues was this one (constant crashing when nearing a town) and maybe the sound lag that I have as well.

 

My load order: (keep in mind I have Dawn of Skyrim and The Great Cities compilation deactivated)
