Mistwatch Folly ruins texture bug

Hello folks,
I've been running around Skyrim after installing a new mod list and so far had minor to no issues at all up until reaching the sulfur lakes for the Elder grove quest, that is where i noticed the textures of Mistwatch folly ruins as some call it are greyed out and i've been trying to fix it for an hour now but couldn't put my finger on it. those are the ruins just north of Mistwatch.

The mod list is taken from Camelworks mostly

 

and the rest are such as Nemesis - CGO - Improved Camera - Dual Sheath

nothing that touches the terrains or textures

Edit: I found out it's not the only spot that has this bug - it also appears on Fort Dunstad
