Scoundrel's Folly East Trading Company Door Game Crash

Is anyone else having trouble with Skyrim SE crashing when entering the East Trading Company door after picking the lock while shadowing Gulum-Ei during the Scoundrel's Folly quest?

I pick the lock, doors start to open, game goes to a 'load screen', then crashes.

 

Mods Loaded and in order:

• Achievements Mods Enabler SE-AE
• Unofficial Skyrim Special Edition Patch (NOTE: Added this trying to fix the problem with no success so problem existed before this mod was added)
• 8.4 A Quality World Map - Classic with All Roads
• Empowering Serana
• Skyrim Special Edition 1.6.342 Corrupt Texture Fix
