Player home mod difficulties.

The issue I am having concerns the Club House v125 for patch1.5 mod. I am using the version above vault 101.

 

When I load up my game everything is fine, but every time I go somewhere and fast travel back to the house, the door is there and I can go inside, but the outside model of the house is gone! Just a door floating in nothingness...

 

This is my current load order:

Fallout3.esm

ThePitt.esm

OperationAnchorage.esm

BrokenSteel.esm

cube_experimental.esm

reinforcedstealthsuits.esp

japanese_power_armor.esp

kamikaze_lasersword.esp

clubhousev15_.esp

flesh_burning_plasma.esp

weapon_mods_kit.esp

 

The same disappearing clubhouse bug occured when the clubhouse was located just after Broken Steel in the load order. As a side note, I can't get the flesh burning plasma weapons mod to work either, it just doesn't have any effect.

 

Is my load order crappy?

Thanks in advance, I'm learning a great deal from reading around here, but I'm still a noob.

1.5 causes more bugs than it fixes. I've heard FO3Edit has a masterupdate function which should make mods compatible with the buggy 1.5 patch.

 

I have run FO3edit master update, after all mods were acquired and in place. I am using ArchiveInvalidationInvalidated, FOSE 1.1 beta 6 and launching the game from FOMM.
