Need help with NAVMESH bug

Hello everyone,

Sometimes when I approach Whiterun gate, I find some NPCs struggling to walk through proper navmesh trails and get stuck in a corner near the gate or near the two guards. I didn't care much until I couldn't lead Saadia to the Alki'r warriors and I had to use console command to move her somewhere so she could figure out where to walk, but she still ran back to that same corner, its like the navmesh is walking them to the wall. I had to teleport her outside the walls to the stables so she could move to her destination. it's pretty unimmersive and annoying. I have a pretty long and complicated modlist I know, but if anyone is familiar with this bug or what mods conflicting and causing NPCs to struggle to walk a proper path, please tell me. I left some pictures to show where they get stuck. I dont have recording device I was too lazy to download one 😛

Some mods you should know I have installed if you won't look into my long modlist:

   Dawn of Skyrim(director's cut)

   AI Overhaul

   Skyshards mod (adds skyshards like ESO, there's one near whiterun)

   Northern Roads

   Ancient Lands (adds bunch of stuff to the world)

   Gallows of Skyrim

   JUSTICE - City Exteriors SSE

EDIT: You'll see JK's Skyrim installed with Dawn of Skyrim patch, dont mind it, it's not enabled.
