First things first - do mods you download work?

If not then my first suspect would be that you are using Windows Vista or Windows 7 and have Oblivion installed in the default directory ("C:\Program Files(x86)\Bethesda Softworks\Oblivion"). Oblivion should be installed somewhere like C:\Games\Oblivion.

I'm surprised it's fast enough to play Oblivion then.

Aberwiin Manor is a bit ambitious for a starting mod.

Presuming you've got the official patches installed (up to version 1.2.0416) then you should probably first try Unofficial Oblivion Patch then Unofficial Oblivion Patch Hotfix v323a. After that goes Unofficial Shivering Isles Patch (if you have Shivering Isles) and

Unofficial Official Mods Patch (if you have any of the official DLC mods).
