Stutter and Lag after Leaving Nipton for Novac....

I have started two new games now and for whatever reason whenever I leave Nipton and head towards Novac all of a sudden my game starts to lag like crazy. Prior to that it runs smooth as silk at a constant 40 fps (I have my framerate capped at 40 in the NVSR plugin).

 

At first I thought it was related to the mission where you have to check out Nipton for the sniper chick but I avoided that this last time around and I still started lagging on the way to Novac. Thanks in advance for any assistance. :smile:

Edit: Ok I did a completely fresh install and removed a bunch of mods. I have no idea why but eventually I start getting lag around Novac. Somtimes I can walk to 188 but it starts up there then. This is f*#@ing annoying.
