Windows 7 - Freezing inside houses

Hello,

 

I'm running Windows 7 on an AMD 3 core @ 2.4ghz with crossfire 4850s and 4 gigs of ram.

 

Here's the problem, and I haven't been able to figure it out yet:

When I'm inside certain buildings...mostly houses, My House at Megaton, Lucy's house, some other NPC who's name I've forgotten, the house in the minefield, and several other similar locations, my game freezes. It might be immediately, it might not, but it always does.

 

I can play outside for hours, or inside in other places, like Moriaritys or whatever. I'm stumped. Any ideas?

 

 

Oh, and I'm running the GOTY edition, heavily modded.

This is what I've tried, according to the things I've found on the net:

Turned off vsync.

Disabled UAC.

Run from a clean boot.

I've removed all the mods and played vanilla, and the same thing occurred. But I haven't tried starting with a fresh game. I'll try anything you guys suggest and report back to you.
