Weird jumbled text in text screens along with freezes when a in game window appears

Im sorry if this is the wrong place to post this or it has been posted before but i have been trying to get this to work for 3 days with various other problems and now past midnight i am stuck.

 

Basically i start a game, get outside of doc mitchells house and i got to the mojave mail box and click it , a text screen appears and when i try to click Ok nothing happens. I restart and instead of clicking the mail box i go to a sack behind it (installed with the wasteland masks mod) open it and all the text is jumbled or i get a freeze again. Same thing happens with vanilla containers, either it jumbles or looks normal and freezes . Has anyone else come across this and if so, is there a fix.

 

Ill try to include as much info below.

 

Using windows 7 64 bit

All mods installed via nexus mod manager

using the latest NVSE

using the 4gb NVSE mod

I do have many other mods installed that i have used in the past which have not caused problems but the last lot i had were due to a MCM or Project nevada error and only recently have been able to run the game to a point.

I am not using Darnfield UI and recently made a fresh reinstall of the game and mods.
