Random Freezing and Crashes

Hey, been playing Oblivion fine for the last couple weeks with no problem. For some reason, I've been getting random freezing while playing and walking around. It's doesn't crash to desktop or anything, and I can still Ctr-Alt-Del out, but it's still really annoying when the game freezes without any warning everything 10 minutes or so. It seems to me that the freezes happen when outside and oblivion tries to load a new area of the wilderness. It's also started to crash when fast-traveling sometimes as well, but I've just chalked this up to Oblivion being Oblivion :) My computer should more than fine too, as I just built it a couple months ago.

 

So yeah, any help would be appreciated. I have a ton of mods installed as well, if that helps. Here's the load order:
