New Vegas "Out of Memory" Freeze/Crash

Hi guys,

 

I recently reinstalled new vegas ultimate edition via steam. Modded it some and have been struggling for days to get it running right.

 

I keep getting these Out of Memory crashes even with my brand new xps 15 with 16 GB of RAM.

 

I have the d3d9.dll, 4gb launcher, NVSE, FNVedit, Anti-Crash, and Anti-Stutter all installed.

 

I have done the bUsethreadedAI ini file adjustments.

 

I updated my windows OS (windows 8).

 

I've done three clean installs.

 

It's driving me crazy. I suspect it is a memory leak but I have no idea how to fix it. I'd welcome any suggestions.

 

P.S. would uninstalling project reality help? or would it just slow down the times between the crashes?
