Have not gotten too far into the game, but believe minutemen and brotherhood are non-exclusive to the main factions. The Brotherhood group that you meet in the Commonwealth looks like just an isolated scouting party from the Capital Wasteland, so while their missions might directly conflict with the institute, they feel like a minor faction in this game (like they were in FO:NV). The Minutemen are directly tied to the whole settlement component of the game, so even if they are a major faction, so much of the game seems designed around the settlement system that it doesn't feel like they would force exclusivity. It seems like it would be extremely poor game design to essentially force you into the Minutemen at the start, with the rank of General no less, then make you abandon everything you might have built for sake of doing Brotherhood missions, then have to abandon the Brotherhood if you wanted to work with institute or railroad once you finally get to the main quest. They may have competing philosophies to a point, but this is a Bethesda game.

Well, the Institute has

a teleporter called the Relay that its agents and operatives use to enter and exit the Institute itself, which can reach anywhere in the Commonwealth.

A significant advantage in rapid transportation, to put it mildly.

 

The Minutemen and Railroad don't have anything comparable, as they're wholly dependent on the greater Commonwealth's far lower post-apocalyptic tech level. They get around on foot... although once you rebuild the Minutemen you can call in support from them almost anywhere at a moment's notice (which is kind of the point of their existence).
