Interior performance improvement mod

I've been playing FO for a couple days, and I've noticed that my FPS drops pretty hard in some interior areas of the game. While I can maintain a constant 30-40 FPS in the cities, my FPS drops to as low as 9 or 10 in certain area indoor.

 

Take the Suffolk County Charter School for example. If you walk in using the main entrance and look at the steps, your FPS will drop significantly

I dont know what causing it but it'd be great if some professional decide to have a look and see what's the cause and make a mod to solve it. I'm sure there are alot of ppl having the same problem, especially in the Corvega Assembly Plant.
