Maybe more destroyed and beat up, with a lot more vines. Of course it wouldn't be so big, some of the areas could of been knocked out when the bombs dropped. Maybe have it filled with Raiders, feral ghouls, or Talon Company. Or have ghouls locked up in the dungeon. Another possibility would be to have a unique quest to surround it for you to obtain it (maybe with unique armor and weapons with unique meshes/textures).
