It doesn't have to be big a room or two would be fine. If beggars can be choosers than I'd like it to have some or all of the following. Fast travel markerCreepy basement or underground fallout shelter. With plenty of storage and other home basics (work and reload bench, chemistry set, bed)A small outside storage area near the entrance. With a few shelves to store weapons, ammo, clothes.Built around a bombed out house/farm/whatever with a nice crater in the middle.Maybe a few friendly raider or ghoul guards.
