Yea same problem here, sorry I can't help. Although I am using ATI card(5970). It start lagging after about 5 min of gameplay. Also, it has a incredibly long loading time when teleporting to cities.

My system spec are :

CPU - AMD phenom x6 3.3 ghz(overclocked to 3.9 with liquid cooling system).

GPU - ATI Radeon 5970

RAM - 2x4GB Cosair Dominators 1800mhz

HD - Seagate 400 gb 5400rpm hd(I know it sucks, planning on upgrading to an sdd soon)

PSU - 750 watt Antec

Mobo - Asus crosshair IV

Chasis - Corsair 800D with 3 140mm fans and 4 120mm which one of them I use for my water cooler.(Irrelevant but I guess it is useful to know if it was a overheating problem)

OS - Window 7 Ultimate 64 bit.

My system is running at(*estimation when under heavy load):

CPU-33 degree celsius (*40)

North Bridge- 44 (*52)

South Bridge- 36 (*43)

GPU- about 45 in average (*50-55)

RAM- I have no idea but it shouldn't be higher than 45.

Therefore I am confident it is not hardware related. Although I guess my hard drive doesn't help but it isn't the main reason.

Anyone can provide advice how to fix this lag and those never-ending loading times? Is it game code related(Then I will need to wait for a patch)?

I updated my drivers so that shouldn't be a problem either.

Any help or response would be greatly appreciated.

Hi there. So I made a little research on the topic and it seems it has too do with how large the save files is(I personally have 160hours in the game). So the more hours in the game and the more progress you have, the more buggy and laggy it is.

It was flagged as a PS3 problem but it seems every console has it(or at least some users of every console has it). PC included. I don't have a clue how to resolve it. May somekind of genius or bethesda enlight us...

Back to oblivion for now =(.

I'm not sure if this will help, but I was having similar issues with an AMD Athlon / Radeon HD4670. As it turns out the GPU was fine, it was the processor that was being over-taxed. I downloaded a fresh version of the BIOS and associated utilities (temp/fan control mostly) for my Asus motherboard and things have been running much better.

TLDR: Look for updates for your BIOS / Motherboard. Don't assume drivers that are a year or so old aren't updates, chances are yours haven't been updated since you bought your machine.

Nope I updated every driver I could find. I use a utility called driver agent.

Although your response is appreciated. Feel free to post more suggestion.

Edit:

@Pwslt

I uninstalled the game from steam and reinstalled from the game disk while still using my previous save file.

Still a little laggy sometimes but overall it's much better. Mods don't seem to have a big effect on performance. I reinstalled every one I had and added a few more, still no issues.

I can't explain why it perform better now but it does. Also, if you didn't already, you should install the skyrim 4GB mod which enable the game to use more than the default 2GB of RAM(The game will perform better).

I did the first time , therefore I am still clueless about my previous performance issue causes but at least it works much better now(And I hope it will stay that way).

Best of luck to you,
