Memory leak. CTD after 1-2min (Crashlog inside)

hey guys,

 

I started modding Skyrim again and I ran into some memory leaks issues and I don't know what to do...

 

Here is what the crash log is telling me:

 

12 Nov 12:44:42 Skyrim has failed to allocate memory! Possibly running out of memory. Size / alignment of object being allocated was 22369824 / 0. Some things you can try:
1. Make sure ReduceSystemMemoryUsage=true is set in enblocal.ini - if you don't have ENB then install ENBoost and enable this option.
2. Try set AlignHeapAllocate=0 in CrashFixPlugin.ini - if you get additional crashes then put back to 1.
3. If it's during ShowRaceMenu then close the menu from time to time to free memory.
4. Enable CustomMemoryBlock in CrashFixPlugin.ini to reduce memory fragmentation.
5. If it's during ShowRaceMenu then disable UseOSAllocators=1 and re-enable after character creation is completed.
Here is what my SKSE.ini looks like right now:

I have tried various AllocMB values and it dosen't seem to be the problem. My memory log shows me that the block1 reaches a maximum of 230-250MB.
Here are my specs:
3770k CPU (OC:4,3GHZ)
MSI 7950 3GB (OC:1000/1400)
16GB RAM
WIN 10
