Question about Alchemy gear strength and Enchanting potions.

I'm not a noob to the game, yet did a long break. Returned with a new, clean save and wanted to do a glitchless run.

levelled Enchanting, Alchemy and SMithing to 100. Got all the important perks, gathered sould gems and items to enchant, and started to enchant my fortify Alchemy/Smithing gear. And created Fortify Enchanting potions to do it again.

I'm at 35% Fortify Alchemy and 35% Fortify Smithing on my gear, and my Fortify Enchanting Potions are 40% strong.

I looked up the wiki http://elderscrolls.wikia.com/wiki/Enchanting_%28Skyrim%29 , and it says:

Without utilizing the glitches, usually by playing with various mods intended to fix the glitches and bugs, and therefore not using the 2 headwear pieces glitch and vampire necromage glitch, the possible numbers are 41% alchemy/smithing gears, 44% enchanting potion, and 174% smithing potion.

I am not using the Famet helmet+Circles glitch, and I'm not a Vampire. I have Ahzidals armor on, and I'm using the Black Book: The Sallow Regent.

Could anyone tell me how to get past the 35% on my gear and past 40% Enchanting potions, to reach the maximum of 41% and 44%, as listed in the wiki?
