My game is freezing!

This is happened randomly, sometimes when i go to a place or area (either by fast travel or manually), the game freeze! I watch at my windows task manager, the cpu usage is flat at 100% without any fluctuation, dead flat ^_^; then i load to my previous save n then that area is accessible. The sympthom is my game become lagging first when i coming nearer to an area then totally freeze out.

Ex: once i can't go to the lower area of blackwood starting from the bogwater camp to deepscorn hollow. I walk slowly to that area n quick save a lot as close as possible to the edge of the freezing area. Quick load or quit the game n go to that area again didn't have any effect, the game still freeze. But if i load from a normal save (quite some time before the frezing happened), i can go there without any problem. But if i normal save at the edge of the freezing area, then i load, my game is still freezing. I have to go back a few steps behind. Then after i load, the area is okay, but i have to aware, another area might be freezing (right now is the area above lake arrius cave, from the heaven stone of dragon to the azura shrine).

What is the cause of this? Mods?(unloading all of the mods won't fix the problem). Not enough memory? (mine is 1Gb ddr1). Absolete vga card? (HIS ati radeon 9800 pro 128mb DDR with ati catalyst 4.10)

THX!

My first guess would be conflicting mods. Can you give us a mod list, and also load order, Note that the list from the native oblivion Data Files may not show load oder properly - OBMM or Wrye Bash will. - use copy and paste instead of trying to type out 50 or so mods.

Also, are you using Shivering Isles, OBSE, OBMM or any other helper programs and which patches have you installed.
