damanding
I always create a settler free private home in places like Home Plate or using the Goodneighbor Apartment mod. Elianora, Calarand77, and Mellowtraumatic all have a lot of great home mods. Then in addition to that I have a larger home in Sanctuary. I use both depending on my mood and needs at any given time. I don't think Home Plate or anywhere else like that would work for me. I use my base as my central processing hub so I need a fair amount of build space to build and house my factories. I collect every piece of junk I come across and take it back to my processing center and run it through my machinery. I'm using Manufacturing Extended which, among other machines, adds a Recycler that break down junk items and outputs their base components. I run everything through that system to get broken down into base components then they're deposited into the workshop inventory so I never have to go looking for components. If I need a component (example, making ammo and I need lead) I can see exactly how much of it I have without having to look through all the junk items to see how much of a specific component each junk piece may have in them. I highlighted the important part from my original post. The important take-away is that I have a smaller home where I keep things like my unique or legendary items I don't want settlers running off with. If you don't like Sanctuary you're always welcome to use another location that meets your manufacturing needs of course. Point being that a two home approach based on different needs is always an option.
Gilibran
There is a mod that turns Breakhart Banks into a settlement with workshop. Would be a better space then Coastal Cotrage or any other, lots more space and pretty flat

Tore down all my machinery at the Drive-In and took everything to CC and built a whole new factory. It's not a huge area but big enough for my needs. Wopatoolie
You can always just take the power cores out of your power armor and no NPC can use it then. There's even a mod that automatically removes the cores on exit and returns them to your inventory. That's much simpler than locking the door because its automatic. :D http://www.nexusmods.com/fallout4/mods/14773you also have to remove all fusion cores from your workbench, otherwise settlers will put them in your power armor and use it. settlers will use anything they want in your wb. i kept several of my x-01 pa inc the quantum at the castle once, and after hearing of the need to remove cores cuz of that, i did, only to put them in wb. one day when i got back i found a settler in my quantum x-01 suit with 44 of my cores on her & i couldnt get her out. few days later fast traveled back just in time to find her getting out of it right next to me. keep things you dont want them to have in a safe. after that i made a huge base only for myself and companions on spectacle island for power armors and other things i didnt want them to have access to. MadnessEternal
I just went and took Graygarden. The bots never sleep, never sandbox and never get in my way. Just put in a two-level elevator on a dedicated generator, and a couple rooftop solar racks for the colored lightbulbs and terminal. Free food, free water, and a settler-free house. vronykah
I use Private Area Markers: https://www.nexusmods.com/fallout4/mods/26377?tab=description. Don't play much anymore but it worked fine when I did. Edited February 3, 2018 by vronykah
StarMystyk
^Same. That was the first mod I thought of when I saw the topic :-)Also have to be careful if you have a guard post nearby, or any settler-assigned object (I used to have a guard mat outside my house) as the markers can make them vanish if too close.
