any advice on a really weird cause of crashes

over the course of 5 to 10 playthroughs throughout months of playtime, I have a random crash here and there that can never be replicated, but have been narrowing down a certain crash that always seems to happen which is in bunker hill. in the past I thought I had too many polys and my rig couldn't handle it, but it seems that putting down the dinner seats from the vanilla game causes my game to crash.

What's weird to me is that I have those same seats in sanctuary and egret tours marina, and have never experienced a single crash in either place. Over and over it would crash as soon as I'd put the seats down, but now as soon as I hover over them in build menu, it crashes immediately.

My question is to those of you that know way more about the game than I do, does this sound like anything particular that can be fixed? obviously I can go without building them, but I'm really curious as to what could be causing this time happen considering it's the only item, and it's not an item that any of my mods use.

Edit: now it's if I put down any chairs in bunker hill. my first guess is to verify my files through steam, if anyone has any advice it would be greatly appreciated. Either in really lucky or practice safe modding habits because this is the most crashing I've ever had in my 1000+ hours of playing fallout 4.

Bunker Hill seems to be a glitchy area in general. I was watching TheRadBrad's playthrough on Youtube and around Bunker Hill his FPS dropped hugely. In my game if I try to go west from Bunker Hill to Greentech Genetics (or fly over it) my game freezes and CTD's.

There are a couple of mods which repair the diner seats or modify them like this one http://www.nexusmods.com/fallout4/mods/13932/? Is it worth trying them ?

Yeah it is definitely the glitches area for me. I've had very rare crash issues , and they were always random or because of a particular mod, and bunker hill is the only settlement where I could cause a crash from building too many items. this time I have a completely new mod list, and built there for a while fine, and then crashed while standing in the same area that I've crashed in many playthroughs ago, so I've become very curious as to what it is.

the area is by the Savoldi's motel area, and was buiding there fine until I started placing chairs. first it was a few minutes after placing dinner seats, then it was while hovering over the dinner seats in build menu. then it happened after placing any chair. I've tested pretty thoroughly by hovering over other items, waiting a while after placing other items so I am pretty sure of the causes, although after all of these tests the crashing has kept progressing , so there is a definite cause.

hopefully someone with the expert knowledge I always see in the forums will chime in, but I went ahead and started verifying game files, 3 gb of 14 files needed to be redownloaded, although I have a feeling that they might be the original textures I replaced with the texture optimization project.

the TOP add files to your data folder, it doesn't overwrite the actual game files, so you probably had some errors in those 14 files.

hopefully it will fix the problem.

yeah I'm hoping, I'll find out in a bit when I get home. I did overwrite the actual textures though, there's a gamerpoets tutorial explaining how to manually download the textures, pack them into BSA'S, and replace the originals. the logic is that it's a huge mod of textures so repacking them cuts down a good amount of load time. i mainly did it for the process of learning a bit about the archive 2 tool. that was a few playthroughs ago so I wouldn't assume it would be part of my current problem, but we'll see.

verifying files integrity did not work. after more testing, i get CTD only if I place a chair in a certain section of bunker hill.

I can place them far away from the Savoldi's area, but if I even drag a chair from somewhere else in the settlement , my game crashes. I can also build any furniture in any other settlement just fine. I tried disabling all mods and that erased my furniture tab from the build menu.

I figure someone that knows the creation kit decently well might have an idea as to what could cause this, and it's so specific that I really would like to find out what causes it.
