Oblivion CTD when trying to enter buildings from doors

hello, can anyone help me with this problem?

 

I am experiencing CTDs when I try to go into the buildings from doors, e.g three brothers trade goods and merchants inn, most causes CTDs, but there are rare occurances where it doesnt.

 

however, i can get into the building if i run player.coc

 

not sure what is causing the problem

 

any help would be much appreciated.
