missing wall in Hjerim

At first glance to me, this could be a mod replacing the wall's .nif with a dummy .nif, an .esp from a mod deleting the wall or Skyrim being weird. (With the last two the most probable)

It doesn't seem like a missing texture because the wall would then have a purple color iirc.

Try disabling all mods first:

Easy way to do this is unchecking all .esp's in the NMM "Plugins" tab.

Make a new folder somewhere and cut-paste your "meshes" and "textures" folders from the Skyrim Special Edition\Data folder to the new folder.

Then, start a new save and buy the house again. If the problem isn't there, it is caused by a mod.

If it is caused by a mod, first confirm it by moving your "meshes" and "textures" files back to the Skyrim Special Edition\Data folder and reactivating the plugins before you start a new safe, buy the house and see if it's there.

If the problem is still there, it is definitely caused by a mod.

Uncheck all your plugins again but this time you leave the "meshes" and "textures" folders in the Skyrim Special Edition\Data folder, start a new safe, buy the house and see if the problem is there.

--> Problem is there: A mod replaced the wall .nif with an empty .nif (or possibly there it's an empty texture but I don't think so)

If this is the case, tell me and I'll tell you which .nif you have to delete from your "meshes" folder and the wall should be back. (You can resume playing your old save with no problems)

--> Problem isn't there: A mod edited/deleted the wall with it's .esp file

Test yourself by enabling, disabling different plugins to see which one causes the problem. If an .esp is the problem, disabling it and resuming your old save is not advised.

Well I definitely found the mod causing it. I had uninstalled Dunmerized Hjerim and put the vanilla back in and then tried other Hjerim mods because of a few bugs. When I reinstalled the Dunmerized the wall came back where it should be but so did the other bugs like missing tables and objects floating in thin air and lots of non-static items strewn all over the floor. I am debating reinstalling the whole game. Dunmerized seems to have corrupted the vanilla files. sigh.

Thank you very much Journeyman for the very awesome response. I printed a copy and I will keep it for future references if I see this problem again. BTW unchecking all my plugins just crashes the game.

Glad you found the problem, you can best contact the mod author of the specific mod about how best to proceed.

One important thing to note: the Dunmerized Hjerim mod contains an .esp.

This means that uninstalling it and continuing to play on the same save as where it was installed is "dangerous" and can cause a lot of bugs/corrupted save file.

I also don't think the mod is corrupted since no one else complained on the mod page, this mod probably conflicts with another mod you have installed.

About unchecking all .esp plugins: normally it can't crash the game if you uncheck all .eps's and start a new game.

Note that you can't disable the .esm's (Skyrim, Update, Dawnguard, Hearthfires and Dragonborn) as this will crash your game.

I think you didn't start a new game and this can crash your game because like i said before, playing with .esp's (especially disabling) while loading old saves is dangerous.
