Robotics Pioneer Park Settlement Mod?

Anyone know if there are any mods out there that make Robotics Pioneer Park into a settlement without drastic changes to the area? I know of the Robotics Pioneer Park Undone mod (https://www.nexusmods.com/fallout4/mods/19532) that makes it into a settlement but it also completely remakes the area. I'm looking for a mod that makes it a settlement as it is, with very minimal changes at the most. Maybe changing the broken down cabins into complete ones. Don't get me wrong, I love the way that Greekrage made the area look. It's beautiful, but it's just not the right feel for my game. I'm going with people struggling to built a destroyed world back up.

 

That's the only one I can find here on the Nexus, but hoping someone knows of one that exists out there in another location.

I started working on this yesterday. It is my first mod though so maybe don't get too excited. I have it buildable, but most things(trees) wont scrap. I've assigned them all WorkshopItemKeyword and referenced them to the workshop but no dice. Some cars wont scrap either. I'm thinking it is a precombine issue, but I'm a noob. I'm about to give up and just use scrap everything. The boarders are kinda wonky right now too. I'm going to test if settlers will come and supply lines are assignable in a bit.

 

I don't like the super clean look either.

 

Edit: I think at this point I will try disable/hide from locale map select objects, and make new precombines/visability.
