CTD on the road down from Shor's Stone guard tower

I have a very consistent crash to desktop near Shor's Stone, just on the road down from the guard tower. Almost the exact same spot where the road bends, next to some blue mountain flowers. It happens with all my mods installed, all my mods disabled, and even after i validated my game files (and restored 5 missing files, this was because i cleaned the EMS's)

I don't have ANY f***ing clue what's causing this, and since it's actually a fresh install of the game, and it still happens after i disable every mod and start a new character in the exact area around that guard tower i have NO idea what to do.

 

It truly seems that my game is entirely broken, and i desperately want to know if theres a way to fix it without having to delete everything or something like that, so any help possible would be wonderfull.

UPDATE: For anyone experiencing similar CTD issues, even after uninstalling every nexus mod and doing a fresh save, i got this:

What was causing the issues for was mods from the creation club, specifically Umbra and Shadowfoot Sanctum. That's why the problem persisted even without any nexus mods and on a fresh save. Hope it helps someone!
