CTD Near Sanctuary

So, this is a new development, but yesterday I started having issues with my game crashing to desktop near Sanctuary and as far as the Red Rocket garage. I am playing with a rather small load order, maybe 64 plugins in total including CC content. As far as I can tell I'm not doing anything to cause it, and LOOT and FO4Edit seem to think I'm not doing anything wrong. I just want to get back to my psychotic raider, please Nexus Mod Community, you're my only hope!

You're using Sim Settlement. The first question is, what computer specification do you have? I had a problem with loading textures in built settlements, so maybe you are experiencing this problem with Sanctuary. Before moving on the Sanctuary, wait a while, preferably looking at the ground and walk slowly to the settlement. If the game doesn't crash, think about changing the graphic settings.
