thumbincubation
It is a little bit fancier than the basics, but try Miserith Hall, by The Wanderer. There are two versions, one which requires General Stores and General Displays mods, and one which doesn't. I'm using the one that doesn't, right now, and loving it. You need to take it back from the Forsworn, then go see the Jarl and he'll reward you with ownership, as long as you haven't changed Jarls with the civil war quest. Then you can go about rebuilding, or not. There is an immersive (find employees, etc.) way, and there's an easy button. If you go the long way, you can choose not to upgrade whatever bells and whistles you don't want. Edited July 4, 2019 by thumbincubation

thumbincubation
Too many still? I felt like I didn't have enough, ran around using AFT to bring more in. Sorry. I don't know if there are any other castle/forts that have fewer, now, but the original release of Blackthorn Keep was totally empty. I thought I remembered the author talking about adding people, though, so it could go either way. https://www.nexusmods.com/skyrimspecialedition/mods/25920

thumbincubation
I will keep my eyes peeled. I have never had much luck with player homes, because even with tutorials, exterior navmesh is intimidating to me. I did a microhome in one of the Whiterun wall towers, but that's more like a stone apartment than a fort.
