Companions can't path find

So I am having a major issue here. I went in game, loaded up my last save, which is at Red Rocket, and headed over to Sanctuary to fetch a couple of power armors. I get there and I find Heather, my companion, standing way off in the distance. When I clicked on her and on the power armor she said she couldn't get there. So I moved closer to her and clicked on the ground a few feet from her and again she couldn't get there. No matter where I clicked she couldn't get there, even open ground to open ground. Well, Sanctuary is broken anyway, I have 107 people there, long story, short version is I over built the place (a tower of beds, three industrial water purifiers, supply lines to several other farms, etc) and went off to do stuff and didn't pay it any attention. Anyway. I walk the two power armors off to the Red Rocket and come to find out Heather can't even path find there. She just says "Why can't I get there?" or stuff like that to indicate that she can't get from point A to B. How do I fix this? I'd love to raze Sanctuary to the ground people and all and start over but...
