Strange lag

Just wondering if anyone can help me, after the latest Skyrim beta update (1.8.151.0.7) I seem to be having a weird lagging problem when using certain abilities, such as a long pause before beast form would start after activating it, this is also more noticeable when using the More Hot keys Please mod, I have tried disabling all my mods and deleting my skyrim.ini and skyrimprefs.ini in the documents folder and also checking file integrity from Steam.

 

The More Hot Keys mod would work fine sometimes then after a while it would take about 10 / 20 seconds to equip an item with a keybind, this does not lag when using the default favorite key binds, but Beast form would still lag changing forms.

SkyUI is the beta version 3. but have tried using the released version also, with no change.

 

Any help would be appreciated.
