Available castle or manor

Hi everyone, i am looking for some mode which add a castle/mansion to skyrim, but this building must have npc and wife/kids can live there (not as companions, but normaly lodger). I try find some mode, but unfortunately npc cant live there as lodgers.

(I don't want use Hearthfire)
