Game is always crashing in same spots, at wits end. NEED to find culprit

Ok, I'm at my wits end with this game. I kept getting CTDs always in the same spots: right outside Warren Theater where the raiders with a turret are, I look up = CTD. The other spot is in Back Bay area, theres a yellow lift next to a truck and trailer that goes up to the building roof, lift takes me up, just before it gets to the top = CTD. Every time. Now I'm thinking it was because I installed a couple mods mid-game which I know can screw things up. Heres the thing; I started a new game, did not uninstall/reinstall ANY mods after starting. As soon as I exit the Vault, I turn on God mode and go straight to these exact spots... NO CRASH AT ALL. So, I'm thinking maybe I'm in the clear. So, I start another new game. I'm I guess 15-20hrs into this game. I build up a couple settlements, then I head out to these same spots.... CRASH.

Needless to say I am fed up with this game to the point I'm about to bury it and never return. I have NAC and NAI installed, I do see it frequently in Papyrus logs having errors, dont know if its the cause. I also have a few weapon mods that start a quest to obtain them: RU556, MP5, AK400, G11. Maybe the quest scripts have something to do with it, maybe too many scripts running. I dont know. I'll include my load order, I hope someone can shed some light on what might be the issue because I am at my wits end.

you can fast travel at some points at the map / Commonwealth or Far harbor, if you open the console ~ and type something like that

No every discover point at a map, can use to fast travel, using the console ~

 

(try not to use any mods add new enemies, because the game can't handle too many people, around)

 

Try to keep the active mods under 230 and always use mods, you really like
