Make NPC street merchant more alive advertising

Hi all, this is my first question on these forums for my second mod.

I found on YouTube many guides how to make a merchant in TES5 Skyrim and it is easy enough. My problem is, I want to make NPC merchant that is "more alive" like few examples:

 

Whiterun : Arcadia will constantly talk about her potions when player is present in her store even if player doesn't talk to her or being near to her.

 

Riften: Madesi will talk on the market lines like "Fine jewelry here" or something like that

 

Khajiit karavan merchant: They have many lines like "Tools, wares and weapons..."

 

I achieved only by making direct copy of Khajiit merchant to make him advertise his goods. But making copy of Madesi I achievent only him as regular merchant. He only talk when I am very near him and never advertise jewelry. Same goes for the copy of Arcadia.

 

I was experimenting by adding faction Stret vendor and such and none was successful.

 

If anyone can explain to me how to add these elements I would be very grateful.
