Floating geometry and invisible textures near Nukaworld Transit Center

I've tried fiddling with a few mods to figure out which one is causing this but really haven't been able to pinpoint an exact mod, so maybe someone here can help, I'd much appreciate it. I'm half to a point of doing the 'disable half of all mods' method, but having taken a break from FO4 for a bit of late (mostly because of trying to figure out what is causing this) that is just... daunting. Especially given the game isn't exactly the quickest loading of games ever, so it's a definite time sink.
