I was facing a similar problem but the fix came on its own for my case. Basically I was trying to use the Alchemy Lab in Lakeview Manor but once i got in the character quitted. I tried everything I could -- reload earlier save, player.tai, unload mods etc etc nothing worked. But what was happening was I was playing hide and seek with the adopted kids (hearthfire) before starting to try and use the table and when the message showed up that I completed the quest (Completed: you're it!) I could use the table as normal again. So maybe it has something to do with ongoing quests or something hope this helps
