I have an i5 3570k OC'ED to 4.4ghz 16gb RAM and a GTX 780, im using Hialgo Boost, Skkyrim stuttering fix, skyrim universal 4gb memory patch, and I have tweaked skyrim ini files. I get 60 fps constant usually everywhere but some times when i look at a certain area my fps drops to 45 then when i turn away goes back to 60. How can I make it so i constantly get 60 fps. Also when I have 60 fps constant and im turning the mouse kinda lags as if I am dropping frames when im not.

After the fight in Primm where i have to help deputy beagle, when i exit my pipboy the game goes not responding? Please help me! So I bought this game a day ago so I can mod it and play it because it is an incredibly good game. (even better with mods) I have not experienced one crash the whole time I have been playing until I entered the Bison Steve to save Deputy Beagle, When im in there I kill the first pack of powder gangers but in the cafeteria area when I am fighting my game freezes and then goes not-responding. How do I fix this !?
