Lag in Falkreath?

So, my game runs silky smooth normally, but twice now I've gone to Falkreath and it's been SO slow, meaning the mouse lags terribly and movement also is delayed. Going inside, if I remember correctly, is back to normal, or at least better.

 

I do have a few Lakeview manor mods installed that change the inside layout, but I haven't even built the house yet and the mods are loaded almost last.

 

What gives with this lag?

Both falkreath and the rift are forested areas, the grass in these forests are very resource intensive and if you have mods such as lush grass it will definitely slow you down. Going into the manor will help because your computer won't have to render the grass anymore
