Boylston Club player home with minimal changes

I've been wanting to have the Boylston Club as a player home for a while. I know there's plenty of mods, but what I'm after is something simpler. Less modified. The mods I found are great, but I don't want to have the terminal removed or the footprint expanded or anything like that.

 

Basically I want to have it in the same state it is in vanilla. Terminal still there, poisoned wine, skeletons, etc. Total fixer upper situation. Where my character can come upon this grim area and I can convert it into a good little hideout with a view of Swan stomping around the pond. I know being able to actually see out the window isn't possible, of course. The idea is just to be able to do whatever I want with it - scrap/move/place/build whatever to make it what I want - but find it in the vanilla state first. I'd probably tuck the work bench in that closet behind the bar. To the right side if you're looking into the closet from the bar, if it could be made to fit. Keeps it out of the way. And have the entryway included so I can set it up with defenses and whatever else I think of doing.

I don't know how difficult it is to make player homes from existing interior cells, only that when I tried to do it myself it was a total fail. I don't care about it being a full settlement either. I've just envisioned it as a hidden apartment type of thing. With a unique super mutant behemoth guarding the door.

 

Can anyone make a mod like this? I may try again when I have time, but I'd love to have it made by someone who actually knows what they're doing.

Ok, so I'm one of the few that isn't bright enough to even get the CK to show me the windows that I need to work on this kinda stuff. (used to love doing it with morrowind tho!) So I'm afraid that I can't really help you out there.

My preference is kind of more along the line for bunkers and vaults (ya know... away from radstorms...) for living spaces, so I'm also afraid that my interest doesn't really go along with above ground dwellings, for the game.

What I CAN offer tho, is to perhaps check into mods that allow you to have a portable settlement workshop. This would allow you to take ownership of the area that you are wanting the mod for, make whatever changes that you want to it (well.... to some degree. You can't clean up a lot of trash, or move items that have been made static.... tho I have heard that the Mod Place Anywhere, might have a fix for the latter. Tho I can't confirm or deny), place the workshop in that closet, etc etc. Now keep in mind when searching for these mods, that some are better than others. Be dutiful and read through the comments for problems with it, and check to see if there's a bug reports tab.

I would also recommend that when using mods such as this, that you don't just install it, activate it, and go try it out. These are mods that you wanna test first.

For testing purposes, you should do so on a Test Character. A character that isn't part of your main playthrough. So that IF bugs DO show up. They won't ruin your main game.
