I dont think such a mod exists, however there are a few island mods under construction that develop over time.

But its a nice idea, Good luck with getting a modder

Thanks! I'll look through the island mods and see if i can find one I like. I might be able to convice the moder to work one up for me on the mainland!

The hell! Sounds awesome! reminds me "RTS - Real time settler" for Fallout 3 (look on nexus site)

If gelnvar castle was possible - it sould be too, tought. Choseable place for own keep, hire guards, set clutter, maybe heraldic symbols for chainmail armor and shield.

i really admire your inspiration but many have gone before you without succes, and if you find a modder it would take months before its ready

I think the OP had something else in mind. The Morrowind-building just had a few phases, every phase had some additions. It offers the element of having to be patient, which is very successful in a game. There is only one example that does that in Oblivion. If you've played extensively, you should know it. (Or if you read the Prima guide  )

And no, it was not a mod in Morrowind, just the strongholds you could get by playing the Houses.

(Sort of factions/guilds.).

Something like RTS would either be impossible or would take far too long..why? I have a close friend who's made addons for RTS and I know him, if it could get in oblivion...he would've tried it. Something like imperial furniture is getting close and yes, as of the new OBSE Load-doors can be moved...but I'm not sure if someone will pick it up.
