A simple request

I have played oblivion for a long time, I have tried many many mods, but I feel there is a mod that is missing, or I simply am unable to find it.

What I'm looking for is a mod that:

Gives me an option to invest my gold in something other then new weapons, a home, a horse or any such things, but to actually have a return on my investment.

I'm currently running the new Enchanted economy, and I really like it, along with bank of cyrodiil, and "mining company", and I do like them very much.

One of the mods I am most happy with is the Dunborrow cove official mod, I would like something like this, only more of it, things like owning a tavern, a inn, a farm, a winery, a weavers shop and so on (doesn't need to be specifically these), I don't want to run their day to day business, I just wish to own and get dividend yield from the stocks or a return from owning them. And be somewhat based on my mercantile, and be balanced, (better getting a little low, then a little high)

I have no idea how to script or mod, but compared to the many rather advanced mods out there, this doesn't seem like the worst scripting job there is, mostly just dialog menus and some nice scenery.

The businesses can be anything from street-sweeper firm to a law consultant business, but I do not require the NPCs to actually sweep the streets or actually go around suggesting new ways to interpret the laws

Any reply or suggestions is welcomed.

You may get a better response over in the section to suggest new mods. =D I think there is a definite lack of useful ways to invest your septims after a certain point, I have over a million septims on me, probably half that much worth of assorted loot in all mt house chests, and nothing I want to buy or use it on. I'm to the point where I don't even always pick up enchanted loot or gold and my motivation to go dungeon diving is basically gone. I'd like to see some ways to really show off my loot like becoming a big business entrepreneur.

@majikmonkee

At this moment, I have several mods that is sort of "removing" gold from my pockets.

Mining company would take about 5500 x 9 = 49500 minimum (about 81000 because of low mercantile with enchanted economy)

As far as I can tell, enchanted economy would remove just about half, so whatever you have and have spent and gained, cut it in half, maybe more depending on your mercantile.

Oblivion XP with extra slow xp gain definitely slows down how much gold you have, but gets you more time to gather gold during that level.

Cyrodiil banking mod give you about 1-2% more gold, but worth it.

Real hunger takes away some in the start of the game, but doesnt really become an issue later.

Imperial funiture takes away anything from 4-20k per house depending on how much time you want to spend playing The Sims in your houses.

And lastly, a mod I haven't yet been able to try out much, is a mod where you buy and invest in your very own guild, the Order of the Nibenay. Looks like it could be fun, I don't know the total price tag, but it seems more like a investment mod then a quest mod (exactly like I wanted it to be), it seems to have the more or less normal 10% on invested gold per week or something, not including the work of finding people to run it for you I guess.

An expected money removal of about 60-100k if you buy everything.

So, I need a total of 81000+60000+80000 x 2 = just about under half a million gold to afford all this.

PS.

Enchanted economy can be configuration to change just about every money and money gain aspects of the game, everything from less loot, less magic loot, less rings and so on.

Helpful info, thanks. I never thought I would get to the point of trying to get rid of money. I basically buy anything expensive just to say I did (bought an armored elephant just to say I did for 12k). Do one of those mods charge you property tax for all of your homes and castles and stuff? The vanilla game references taxes on a few occasions but I don't recall having to pay any myself. I sell constantly but still can't invest in shops after months of playing, that will help though. I'll have to look into that Nibenay guild thing as well.

Yes, Enchanted economy give you an option when you put your files into your data folder if you want house prizes to be anything from half, up to x10 normal price I think, along with a property tax of a few percent. You dont pay property tax for imperial city shack, and mods that add various homes and estates.

If you dont pay your taxes, the local guards will simply lock your house, and you cant use it unless you pay the backtax.

The reason why you remove the gold from the player is because if you have to much gold, you have removed one motivation from the game.

The game is much more fun when you cant afford everything.

As an example, my char now has money making assets worth about 70 000, they produce about 3-7% return every week, so my weekly "income" is about 3-5000, which I again can use to pay taxes, repair equipment and so on. I want to be rich for my current level while it is still extremely hard to make money, so I don't want to level up to fast either.

And having 70 000 producing assets along with 20 000 in the bank gaining interest, while I have about 500 gold in pocket change, is a lot better and imersive then "I have 90 000 gold".
