Rebuilding Nipton

Cutting straight to the chase, I wouldn't mind seeing a mod that rebuilds Nipton over time. There was a mod for Oblivion called Kvatch Rebuilt (http://www.tesnexus.com/downloads/file.php?id=15412), which as the name implies, rebuilt the destroyed town of Kvatch over time after the PC's visit.

There is currently a mod that removes the fires, bodies, etc. around the town, but I feel like it could be greatly expanded upon based on the fact that a post-apocalyptic wasteland would be a highly opportunistic place with squatters, prospectors and others flocking to this empty settlement looking for a place to call home. What would really make this mod special would be that the recolonization would happen over the course of several weeks. For example, after a week or two, the first squatters would arrive, the town would be cleared of bodies and flags, but still look like a dump. A week after that, more people begin to move into the town, the junk is starting to disappear and the streets are clearing up. Perhaps after five or so weeks, the town begins forming a hierarchy - a mayor, sheriff (possibly NCR), merchants, maybe a low-end medical clinic. Obviously, the time line would be to the modder's discretion, but frankly, it would be awesome to be able to watch the town rebuild over a realistic time line rather than instantly after applying the mod.

there are a few modsders working on things like this so i imagine they will get to Nipton at some point

Goodsprings and Primm mods are well into the fully made and debugging stages

im not sure about how a modder might think its best to the rebuilding part of Nipton but i think it should be triggered when you clear the road for the guy at mojave outpost since that is supposed to open up the road for travel according to the storyline

IMO the original size of Nipton is not a big enough town to have a town hall building and mayor (even if you count the burnt down houses its almost as small as goodsprings for petes sake) so i think and hope the first changes are to start by doubling the size of the original town so it fits better to have a town hall there because 10 or 12 houses just look too small for that town

I think, personally, that it would be AWESOME if you could become the mayor and pay people to build new buildings (like clinics, general stores, upgrades on current buildings, etc) And also, it would be cool if you could hire NCR, mercanaries, and other people to watch over the town. if you could create trade routes with other settlements to get food, water, ammo, guns, etc. that would be awesome too.

Adds some population, a shop, a doctor, that kind of thing.

Doesn't actually rebuild anything because I don't want to deal with navmesh/lod issues.

Eventually it will become more populated and either be friendly toward you or a place you should totally avoid.

I got the impression the Town Hall wasn't just a town-hall, but also a sorta community center, where most of the population of the town would go to have fun and hang out when they weren't working. That'd justify the size in my mind.

But yeah, I'd love to see a mod that does this...nice thing is that it can be done incrementally, little changes using the game time since the road was cleared as a base.
