Povuholo
This should've been in modifications, but a moderator will move it. (please? :) ) I haven't used any house mods yet, but from what I've heard Kumiko Manor is very good.
DocWalrus
Kumiko's amazig, but for some reason I really like warkirby's castle more, even though it's incomplete. Maybe it's the army that comes with the castle and the ability to pick its name that I like.

crazydave
Here is a little something I made awhile back. I call it the Eye of Nirn. http://oblivionsrealestate.com/EyeofNirn.zip I was going to wait another week before I released it on TESSource. Enjoy :)

SickleYield
I'm still looking, really. I use Glenvar Castle, which isn't bad (servants, guards, smith, nice quest to get it), but the characters really could use some dialogue. The interiors are nicely set up, and I was particularly impressed with some nice touches like the big bathroom with fountains, the custom statuary and the beautiful herb garden (actual interior decor, not just boring rows of plants). It has a couple of pretty neat secret areas to discover, too. I don't care for Kumiko Manor's look and feel, and I'm a straight female so I'm not into the bath party concept. Most that I've looked at generally either emphasized romancing female companions, which I'm not into for the same reason, or don't have alchemy sorters (on which I place a high premium). As for the Huge Castle, don't even start me on that one. I put in hours of work and the version with my custom textures was never even released. >:( I'll try the Eye of Nirn and see what develops. ;)
Tiberiu911
Centurion is a very talented Castle architect. I've seen his castle mods, and they where my #1 house choices. Castle Doomrose Castle Drunkelore (my favourite) Castle Highrock (Anvil style castle)
Sypron
is there any mod out there with a full functional house? for example....-servants-guards-repair dude-companion kinda like the one from deepscorn hollow-vaultI know of an official mod (WIP) thats a castle type house for knights and such. It has guards quarters (presumeabbly guards too), a smithy, a taxonimist? (he stuffs dead animals with fur), a hidden vault and a vinyard. For my favourite house mod, if I'm using an Assassin (like normall) I'll opt for Deepscorn Hollow. Cause lets face it, assassin's don't live in castles.
