Player housing mods

OK, I have a player housing question that is not esoteric and hopefully completely straightforward:

 

In the Fallout wiki, there's actually an article about de facto player housing and honestly, I want to give me LW some decent digs. And I have two ideas. Thing is, I need to learn first and foremost what is the difference between a secure container and a non secure container. I had some major problems when my LW was holing up in a power station near Arefu. Several books were stolen while I cleaned out most of the DC metro. I was pissed, let's leave it at that.

 

The thing is, I have a problem with is plausibility of a housing. Yes, saying in the Arlington House or Ridgefield (Minefield) may sound appealing, except well, it's not safe because you are complete alone in an unfortified location. Even Andale after killing the cannibals would considered plausible enough. And then there's the issue of fast travel access. The one thing I liked about the power station was that I could fast travel, walk three feet and be inside. And then there's the trick of furnishing a dwelling. I don't want to do anything overly dramatic, but player housing I want should be in good condition (Tenpenny Suite good condition) or cleanable, with all the amenities ones can by for pre-designated housing (nuka-cola machine, infirmity, lab, workbench, etc). Honestly, if there was some kind of fast travel option to the Vault itself, Vault 112 would be ideal if it could be modded with the amenities. So here's the breakdown of what I was thinking of:

 

Andale Housing (taking over a house from the cannibals, or having another there) or Vault 112. But I'd want a fast travel option and the amenities, including a decent bed. In addition, any mod that puts in an ammo press and the Ryan Brigg's wondermeat maker in there too would be so awesome. Conversely, just giving me instruction on how to put these features into a custom house mod of my own design would be equally awesome!

There are quite a few housing mods available on the nexus. I currently use Arefu Expanded, Hunters Ridge and RR Companion Vault. Arefu Expanded provides a fully equipped house in of all places Arefu. Hunters Ridge provides a fully equipped compound in the far northeast. RR Companion Vault is a fully equipped vault between Vault 101 and Megaton. All are fast travel accessible.

 

In answer to you first question, a secure container can only be opened by the LW and does not respawn. There are a lot of these scattered around the wasteland. You have to be carefull though, there are more containers that respawn and anything you put into a respawning container will disappear.
