Game files become corrupted during playing.

Hi guys.
I've started to have strange problem with Skyrim. Two days ago, crash fixes plugin began spitting crash messages about possible nif corruption (reading binary data stream...). Everything was happening in Solitude. However, there were only dds files, mainly whiterun textures causing this. I replaced faulty ones and I was able to get in game again. But as soon as I entered any Solitude interior cell and then wanted to go back to Solitude streets, problem went back -this time with different file. So I replaced it. Loaded game, played in Solitude for a while... and there was this problem again, this time with file that I replaced when this bug first occured.
I was trying to deal with it, replacing all the whiterun retex from Noble Skyrim Mod, compressed them again... played for a while, and there it goes again. I decided to do fresh Skyrim Install, and followed
DonProtein's guide. Everything was fine... until I got this bug again!

Now it started to bug me out. Because I wasted 6 hours on reinstalling game and all mods... only to find that it happens again. This time it was this:

Ok I replaced the last NIF. I was able to open it in NifSkope and it opened normally. Loaded game and... bah.

This time on DDS, as you can see.
Ok... loaded game again, and same error on this file. I can, however, open it with DDS without any problems.
Replaced the DDS file again - and again same error.
So I downloaded Nif Healer and ran it on "rug07rolled.nif" but it said nothing was changed and it seems file is ok...

Now specs:
I5-8500, GB H310PRO M-2, 16GB DDR 4 2666, GeForce 1060GT 3GB OC, HDD 500 GB/7200 rpm.

All recent crashes were happening when exiting Blue Palace.
Any help?
Going nuts here :sad:

Edit: I just loaded save from Solitude streets, then loaded save inside Blue Palace (the one that was near it's exit, after which I got these crashes) and then I was able to leave Palace normally, without any problems.
I'm startin to suspect it has something to do with memory... what do you guys think?

 

Edit 2: I was able to play for 20 minutes and hand around Solitude. When Exiting Winking Skeever after night...

Now I'm pretty sure it has nothing to do with corrupted files, it must be some kind of other error. Because it is caused by different file almost each time, and so far only in Solitude.
